What is the DDA Housing Scheme 2021:
Delhi lieutenant governor and chairman Anil Baijal unanimously decided DDA will be offering 1354 flats across Delhi. The plan was finalized in December 2020. On January 2nd, 2021, the DDA housing scheme was launched which slated to offer 1354 flats at Dwarka, Jasola, Mughal Puri, Rohini, and Vasant Kunj. The number of flats across these areas are divided among important localities and comprise of homes for different economic groups. 215 higher income group flats are situated in Jasola Vihar and 15 of the same category is located in Vasant Kunj. Middle-Income group flats will be put up in Dwarka Sector. 276 low-income group flats will be located in Mughal Puri.
The specialty of this scheme is the Development Authority has come up with an app called Awaaz Software. This app tracks all the formalities of application forms regarding payment and finalization. Every transaction can be completed via an online process except for inquiries and execution regarding conveyance. Charges pertaining to a location are waived off this time under the DDA housing scheme.
A total of 47000 registrations have been received so far. 9000 have already applied while 2325 have paid for the applications. This year the DDA housing scheme has been garnering lots of attention as locations of these houses seemed to have captured people’s attention to a larger extent. Cost-Division of the flats:
The high-income group flats costs range from 69 lakhs to 2.14 crores for area coverage around 87.9 sqm to 177.3 sqm. They cover the areas of the Noida border and posh locations around the Noida city. Dual piping systems, a sewage treatment plant, and 2 parking lots facilitate the flats for people’s comfort.
The middle-income group flats costs range from 40 lakhs to 1.24 crore. The area ranges from 64.4 sqm to 129.98 sqm. There are a total of 757 houses in this category and 343 for the lower-income group category.

Important dates to remember
The last date for application is 16 February 2021. The lucky draw will take place during the month of March. The same scheme has been in practice for many years, although this year seems to be more successful as the categories vary according to their economic background. Applicants pay the preferred amount to reserve homes pertaining to their economic category.

To apply online, Go to the site http://eservice.dda.org.in. Now click on the DDA Housing Scheme 2021.
- Click on the new registration. It will ask for all of your details including your PAN number, AADHAR card number, and other primitive details.
- After pressing submit, an OTP will be generated and sent to the mobile number you have registered.
- After the login, the Application form will pop up.
- Fill in all the details in your preferred scheme plan.
- All options including the payment section and Scheme sections will be available in the left menu.
- The Scanned image and signature of the application should be uploaded in the correct tab.
- Fill the declaration at the bottom of the page and submit the application form
- The payment option will appear after that. You have to navigate according to the net banking transfer or NEFT/RTGS.
- A challan will be displayed and the amount should be deposited in case of NEFT/RTGS transfer.
- Net banking will be done online according to the bank website.
- Finally, don’t miss the acknowledgment slip that is displayed on the screen.

This time the introduction of the Software has eased the process of possession of homes. All procedures including payment, submission, and possession will be done through this app. Only the conveyance deeds will require a personal visit to the office by the applicants. Unit Cost should be paid within the time span of 90 days the failure of which may result in losing the possession. The applicant who has been chosen for possession will receive an online letter detailing the information about the flat. If someone wants to fix a date for possession or conveyance deed, they can schedule it through the online process.
Rental Flats January Update:
There is also the availability for rental flats that will be offered at cheaper rates. The DDA has been planning this along with the housing scheme. All the vacant flats can be put to use via this rental scheme. This ensures a 100% success rate as demand for rental houses is at a peak. The lieutenant governor and the chairman have discussed this together in the last meeting regarding this rental scheme. The deeper details of this scheme will be announced shortly. Giving the vacant flats for rent can benefit DDA to a larger extent financially.
DDA housing scheme changes in payment:
The payment of the new scheme will be done online only. There is a software portal established by DDA itself which can be leveraged for payment. The software has been working properly and the testing has been done to perfection.
DDA Housing Scheme’s new update:
People who want to book a house in this scheme should first pay an additional fee to fix their spot on basis of flat floor, green area, and location specifics. The amount has not yet been finalized by DDA. For slum people, they are being provided houses under the in-situ project. 40% of builders has been offered a better FAR up to 300.
Concession offered in the scheme:
Some people below the poverty line cannot afford the houses in their original cost. For these people to manage to buy the house, the Delhi Government has come up with the DDA Flat Scheme. They will be offered a concession which deducts their payments up to Rs 500000 for a flat. There is also another form of redemption available for widow women who are eligible for 40% discounted rates.

DDA Housing Scheme 2021 Launch Date and Last Date:
Registration is open from 2nd January 2021. The last date to register for the scheme is 16th February 2021. The same date goes for paying online fees. Allotment date and possession date will be allowed soon.
The documents needed for applying to the scheme:
- Passport size photo, JPG/PNG format, lesser than 50kb in size.
- Applicant signature in jpg format.
- If there is a joint partner, his photograph and signature according to the above guidelines are needed.
All these documents should be scanned.
The above application eligibility is only for people who are above 18 years of age. The applicant should also not own a flat in the same areas. One candidate is eligible for only one form. If they want to apply for more categories, the money that corresponds to that category should be aptly paid.
